Repairs & replacement
When a metal roof was installed wrong the first time
What we look for on a metal roof that is leaking or loosening early, and how we decide between a focused repair and a full replacement.

The roof is rarely the problem
Homeowners often call because a fairly new metal roof is leaking, lifting at the edges, or showing fastener heads that back out. In most cases the panels themselves are fine. What failed was the detailing around them.
We start by looking at the points where water changes direction: valleys, ridges, sidewalls, chimneys, vents, and the eave. Those transitions carry the most water and take the most movement.
Common shortcuts we find
Fasteners driven in the wrong place or overtightened. Flashing cut short or sealed with caulk instead of being formed to shed water. Panels set without room to expand and contract. Ventilation blocked or never added.
None of these require guesswork to diagnose. They show up in the same places, and we can usually point to them with you standing on the ground.
Repair or replace
If the panels are sound and the problem is confined to flashing, trim, or fasteners, a focused repair is often the right call and the cheaper one.
If the panel layout, fastening pattern, or substrate is the problem, patching it only delays the cost. We explain what we see, what it would take to correct, and what each option means for the life of the roof. The decision stays yours.
